Construction and Subcontracting Trades/Services

What we are looking for:
Subcontracting Services Include:
• 3rd Party Permit Expediter – The contractor will provide permit expediting services. We are looking for a company that has experience with the DC government, specifically DCRA. A company that is embedded into the process and has standing and reputation with the offices to help us facilitate a successful permit process.
• 3rd Party Permit Reviewer – The contractor will need to be able provide review of all permitted divisions (MEP, Fire, and building) as a certified 3rd party reviewer within the District of Columbia. The contractor will need to display its formalized process in reviewing plans and interaction/integration with the design team. The process will need to indicate duration time as well. For instance: What is the initial review time? How much review time is required after initial comments are responded to? Etc..
• Corporate Furniture (Dealer/Installer) – A national manufacturer will be selected by Fannie Mae and the design team for the purchase of office furniture for all Fannie Mae locations nationwide through local dealers. Outsourced services include: procurement, installation, post-installation support and ongoing servicing. This includes systems furniture and open lines.
• Move Management – The Move Manager (“Consultant”) shall provide all planning, scheduling, and logistics coordination required to successfully organize and execute personnel moves at all project sites for Fannie Mae’s Workplace Strategy Portfolio Consolidation and Construction program. Consultant will report to the Program Manager, and coordinate all its services with all other vendors as necessary providing services on the project. Fannie Mae (“Client”) will be contracting with one or more relocation vendors (movers) to perform the actual move execution at each project site.
o Consultant, under the direction of the Program Manager, will be responsible for working closely with Client, including its key business units, Executive Office, and other entities to develop and manage the move strategy for each project. A key goal will be to minimize situations of multiple moves for Client business units and personnel. Consultant, under the direction of the Program Manager, will be responsible for providing analysis and options, ongoing, to facilitate and support Client in driving a move strategy that will be flexible, efficient, and timely.
o Move Management. Consultant will provide the move management services and associated deliverables set forth below. This list is not intended to be exhaustive or all-inclusive, but simply to lend guidance to defining the general expectations of the overall services requirements. Where applicable, Consultant will conform this list of services and associated deliverables to each individual project site in the portfolio.
• Decommissioning-Because Fannie Mae currently occupies offices in a combination of both owned and leased facilities, the decommissioning requirements may vary from site to site. At a minimum, decommissioning will include removal of loose furniture and certain office technology (such as computer server(s), telephones and telephone equipment, and audiovisual equipment). There may be additional considerations that need to be coordinated, depending on lease considerations at some locations. Consultant will assist Program Manager with the decommissioning activities to be performed by Client’s direct contractors.
• Artwork - Fannie Mae’s new HQ will include purchased art and potentially commissioned art selected by Michael Graves Architecture & Design in conjunction with Fannie Mae. Outsourced services may include: art consultancy assistance with sourcing, procurement, large scale photographic production, art handling, installation from one or more vendors.
• IT Equipment – The contractor will be responsible for the purchase, installation, setup, startup and commissioning of all IT equipment associated with the project. In addition we would like the contractor to be able to offer training, post installation support and ongoing service (the ability to facilitate and provide a service contract).
• IT Cabling – The contractor/supplier will be responsible for the purchase, installation and testing of all IT cabling associated with the project.
• Audiovisual Implementer – The contractor will be responsible for the purchase, installation, setup, startup and commissioning of all AV infrastructure and equipment associated with the project. In addition we would like the contractor to be able to offer training, post installation support and ongoing service (the ability to facilitate and provide a service contract).
• Security Technology & Equipment - The contractor will be responsible for the purchase, installation, setup, startup and commissioning of all security and technology infrastructure and equipment associated with the project. In addition we would like the contractor to be able to offer training, post installation support and ongoing service (the ability to facilitate and provide a service contract).
